The property has one bedroom with a king sized bed and sleeps two adults in comfort.
Downstairs is a living room with two sofas, a wood-burning stove, TV, DVD, radio and a small fully-equipped kitchen with cooker, fridge, washing machine etc.
Upstairs is a double bedroom and a bathroom with bath and shower.
The loft has been converted into an additional sitting room with beautiful views of the marshes and the sea beyond.
The cottage has a sunny south facing garden with a small lawn, flowers, barbecue and bench.
There is off-street parking for one car.
The cottage is on a quiet lane, just five minutes walk from Wells’ bustling quay and town centre. It is in walking distance of the stunning sandy beach at Wells and Holkham. The town has fantastic fish and chips, proper local pubs, a brilliant boat-pub, old-fashioned arcades and an excellent local butcher, baker, deli, grocer, secondhand bookshop etc.
The surrounding countryside is full of nature reserves, marshes, woodland, beautiful flint churches, old railway lines and stately homes. You can hire bikes in Wells and explore the area – it is good cycling country.

Had a lovely, relaxing and peaceful time in cottage. It felt like home from home, very comfortable. Convenient for town centre with quite a few pubs and restaurants that were all walkable. Would definitely stay here again.
Lovely cosy little cottage with everything we needed for a great couple of days. Biscuits and jam much appreciated. Parking could be a bit tricky in a large car but we managed it!

We had a great short break in Lisa's cosy little cottage. Great log burner for quiet nights in or 5 min walk to town. Lots of good restaurants and a pretty harbour. Great beaches and walks. Would definitely come again.
This is a lovely cottage, perfect for a couple looking to relax and unwind. The cottage is located perfectly for all the local shops, restaurant's etc and within easy walking distance of everything Wells has to offer.
Had an enjoyable 4-night break in this charming cottage. Compact but clean and comfortable and equipped with everything we needed. Nice garden to relax in when the sun shines. Located in a very quiet area of town although only a 5-minute walk to the quay.
We loved 1 Boatman’s Row. It really felt like a home from home and it was great to be able to walk into Wells. The parking space was tight - as we were told - so glad I left my 4 x 4 at home. Will hopefully be back!
A bijoux cottage perfect for two people for a long weekend. The location is amazing 5 minutes from wells and all the restaurants and shops, and parking is a bonus. We would recommend this cottage and location to our friends and family and would definitely return.
The charming cottage was very well equipped with lots of thoughtful touches and very clean. The location was quiet, but also close to Wells amenities. Great to have a dedicated parking space (glad we chose to take a small car) and the lovely garden.
Great little get away cottage with all the amenities we needed for a great few days. Lovely & warm inside and it exceeded expectations. Cute little garden for sitting outside & perfect location for access to town, pubs etc.
