A stylish 18th century period detached cottage, tucked away in a quiet position off the old High Street in the heart of Wells. This gorgeous cottage has recently been refurbished, combining original features with a new contemporary kitchen and modern bathroom, creating a spacious unique holiday home.
Downstairs there’s a sociable open plan kitchen, dining and living area with a wood-burning stove. Upstairs there are two beautifully presented bedrooms, a newly fitted bathroom and a spacious landing area which may be used as a home office or an extra sitting area.
Outside there’s a secure courtyard garden with an outside table and chairs. This is an ideal place for a family or couple to stay throughout the year.

Ground Floor
Entrance: via wrought iron gates from the Old High Street.
Utility room/cloakroom: with nickel hand basin, WC and a washing machine.
Open-plan sitting/dining/kitchen area: Stylish and spacious with natural stone floors and original beams.
Sitting area: has a modern wood-burning stove (logs are provided for your stay), two new comfortable sofas, an armchair, a large Smart TV and a coffee table.
Dining area: has a dining table with four chairs, a sideboard and a bench by the door, handy for removing outdoor shoes and also a basket to place them in. There’s a large local wall map on the wall.
Kitchen area: contemporary fitted kitchen with a breakfast bar and 2 bar-stools. Well equipped with an electric oven, microwave, air-fryer, fridge/freezer, integral dishwasher, Nespresso coffee machine (takes original capsules) and milk frother.
The staircase is straight with a fixed hand rail and there is a stair gate at the bottom.
First Floor
Landing: spacious area with an exposed flint wall, sofa and a desk & chair which may be used for home-working or an additional sitting area, a chest of drawers and an occasional chair.
Bedroom 1: newly furnished and beatifully presented with a king-size bed, bedside tables and lamps, wardrobe and chest of drawers. There are blackout blinds on the windows and a Juliet balcony.
Shower room: newly fitted with a large walk-in electric shower, hand basin, heated towel rail and WC.
Bedroom 2: has a velux window and zip-linked bed which may be configured as a king-size or twin beds (please request at time of booking). There are bedside tables and lamps, full length mirror, chest of drawers and a wardrobe.
Outside
Access is via wrought iron gates off the High Street leading to a shared drive and path to the barn. Please note that it is possible to park outside to unload, but cars should be moved to nearby unrestricted on road parking.
The courtyard garden is completely enclosed with a wooden picket fence, making it safe for small children and dogs. There is an outside table and chairs as well as a charcoal barbecue available in Summer.
With such a great central location it is only minutes walk to Wells’ varied selection of independent shops and places to eat, as well as the quay. The beach may easily be reached on foot, or via the beach bus.
Just a few minutes walk from The Buttlands with its green and the excellent Crown Hotel and Globe Inn, and the bustling quay with its fishing boats and keen crabbers of all ages!

The furniture, fittings and all kitchen equipment and appliances are of a very high standard. It is cosy and the high end finish isn't at the cost of comfort. The location couldn't have been better with lots of shops and pubs nearby. All in all a great cottage with the location getting 10 out of 10!
A beautiful property, comfortable, great location to explore Wells and beyond. Easy to find parking locally. We had good weather so nice to sit out to enjoy. Holkham beach is stunning. Loved Blackbird Barn - little bit of luxury.
Fabulous home! We absolutely loved our time at Blackbird Barn. Super well equipped and really relaxing. The location is fantastic, so central, yet still so peaceful.
This is our second visit this year to this property. We have again enjoyed the good facilities, very equipped, it is in excellent location, close to all the amenities. Nice touch with the local apple juice and cider. Weather was good, it was nice to have fans in bedroom. Great walks and meals out.
A gorgeous property! Everything you’ll need is provided. Brilliant location to walk to harbour and shops but so quiet too. Beautifully maintained. One of the best properties we have stayed at and we do self catering every year. The weather was amazing - bit too warm to be honest!
