Crab Cottage is a quintessential Norfolk flint and brick mid-terrace cottage, quietly located away from the road, with a surprisingly large enclosed delightful rear garden. It is comfortably furnished with the advantage of full gas central heating and a conservatory opening onto the lovely garden.
Crab Cottage is accessed on foot via a stepped pathway that runs along the side of the neighbouring cottages.

Ground Floor
Kitchen: Well-equipped kitchen with an integral freezer, fridge, dishwasher, double electric oven, halogen hob, microwave, washing machine and a Belfast sink. There is a step down to the bathroom.
Bathroom: Has a bath with shower mixer taps, walk-in shower, hand basin, heated towel rail and WC.
Sitting Room: Has stripped wooden floorboards with rugs, a working open fireplace and is comfortably furnished with a sofa, Edwardian armchair, digital Freeview TV, DVD player and a well-stocked bookcase. There is a dining table with 4 chairs. This room leads into the…
Conservatory: With wicker furniture and doors to the lovely garden.
First Floor
The stairs are not too steep and there is a hand rail. From the landing window there are distant sea views across the salt marshes.
Bedroom 1: Pretty room overlooking the garden with a beamed ceiling and an ornamental fireplace. There is a double bed, bedside tables and lamps, a chest of drawers, a hairdryer and clothes hanging hooks.
Bedroom 2: Overlooks the garden and has twin beds, a bedside lamp, chest of drawers and a boat bookcase.
Pillows and duvets are hypoallergenic.
Outside
Cars can be parked on Warham Road close to the access path to the cottage. There are no parking restrictions along Warham Road and it is possible to park throughout the year.
There is a large, well maintained, mature garden which is fenced. The garden is mainly lawn and has a good variety of mature trees, shrubs and plants.
There is a patio area with an outside table, chairs and parasol, as well as a summer house where garden cushions, sun loungers and a charcoal barbecue are stored.
The Bowling Green pub is a couple of minutes walk from the cottage. Conveniently located on the edge of the town, within walking distance of the picturesque quay and bustling town centre of Wells, with its great selection of independent shops, cafes, pubs and restaurants.

Charming and comfortable cottage within walking distance to Wells. Great garden and excellent kitchen facilities. Ceilings are a little on the short side, to be expected with cottages like this, so doorways aren't ideal for a tall person. The road noise is negligible, it's a quiet and calm cottage.
We absolutely loved our stay at Crab Cottage. It is such a pretty entrance and was so comfortable and clean, with comfy beds. The garden was a delight, where we enjoyed breakfast in the sunshine on some of the days during the week. We had the pleasure of seeing a deer one morning too! We will be back!!
Lovely cottage with a huge garden, visited by deer in the evening! 15 minutes walk from town centre and close to a big Co-op. The only thing we didn’t enjoy was the traffic noise as it was hot and we had to keep the windows open.
We thoroughly enjoyed our one week stay in this pretty little cottage with its lovely garden that is ideal for sitting out in on a sunny day. It has a well equipped kitchen, comfortable beds, and is in a quiet and peaceful location. What more could one want?
A comfortable, well equipped cottage, walking distance from Wells next the Sea. This is a perfect location to discover the beauty of North Norfolk. We enjoyed relaxing walks, seal trip, and eating out.
This is the most beautiful cottage that I have stayed in. The furniture and ornaments are so tasteful. It felt so homely. The garden was beautiful with an apple tree and a pear tree. I love old properties and also live in one so this was like home to home. I can’t fault it.
This cottage was fantastic. The best cottage I have stayed in! Beautiful decor and huge garden, perfect for children to run about in! It was spotlessly clean throughout. The hosts were very responsive with any questions I had prior to arrival. I would love to come back for another family holiday!
Lovely old cottage, fantastic garden and summerhouse, etc. Very well decorated and lots and lots of pots and pans etc. Bus stop toward Cromer right outside. The highlights were the whole cottage and garden, with deer and rabbits visiting daily. A wonderful wildlife spot.

A lovely comfortable, homely cottage. The garden was brilliant and we had visits from deers and rabbits. The cottage was very clean and tidy with all amenities provided. The cottage was a great location to visit the town and beaches.
A really cosy cottage for a winter break. All the amenities of Wells within a short walk. We enjoyed Kings Lynn Museum with the display about Seahenge, Blickling Hall, Holkham beach, lovely meal at Bang in Wells and of course the famous French's fish and chips.
