Tides is a truly exceptional coastal holiday home, enviably located with absolutely stunning uninterrupted views of Wells harbour. This contemporary “upside-down” house with a stylish interior has a sociable first floor open plan living space with a wood-burning stove, enjoying picture-perfect views of the harbour in comfort, perfect whatever the time of year.
There are three beautifully presented bedrooms, en-suite shower room and family bathroom all located on the ground floor. For those looking to venture further, there’s the advantage of two off-road parking spaces.

Ground Floor
Entrance Hall: Large entrance hall with tiled flooring, beautiful oak staircase and glass balustrade. There’s plenty of spaces for coats and boots.
Bedroom 1: Has a lovely harbour view from the front-facing window. With a king-size bed, bedside lamps, antique-effect wardrobes and chest of drawers and wall-mounted TV.
En-suite Shower Room: With shower cubicle, hand basin, WC and heated towel rail.
Bedroom 2: A second bedroom with a double bed, bedside tables and lamps, wardrobe and chest of drawers.
Bedroom 3: A cosy twin room with two single beds.
Bathroom: With a bath with rainfall shower over, hand basin, heated towel rail and WC.
First Floor
Open-plan kitchen, dining and sitting area with large glazed windows and Juliet balcony doors giving stunning views across the harbour.
Kitchen: Contemporary well-equipped kitchen, generously supplied with plenty of crockery and glasses. Contains an electric oven, halogen hob, microwave, fridge/freezer, dishwasher, washing machine and a coffee machine.
Dining Area: Overlooks the harbour and has a large industrial style dining table with six chairs.
Sitting Area: With the views over the harbour as the focal point, there is a large L-shaped corner sofa, coffee table, contemporary wood-burning stove and wall-mounted TV.
Outside
Please note that there is a security camera by the front door.
The front of the property is a versatile shingled space, creating either off-road parking for two vehicles or a single parking space with a perfect area to enjoy al fresco dining whilst looking out over the harbour. There are two small tables, four chairs and a barbecue.
There’s a garage throughout the archway where the outside furniture is kept and bicycles may be stored.
Tides is located along East Quay which is literally on the Norfolk coastal path so perfect for walkers.
It’s literally steps to join the Norfolk coastal path along East Quay and a short walk to the highly renowned Crown Inn, Globe Inn and a great selection of local shops.

Excellent property for a holiday with a sea view. Ideal for a holiday leaving the car and walking or catching the bus. We saw the Spring tides that were much higher than usual. With lovely weather we felt it was very picturesque.
We had a lovely stay at the Tides. The house has everything you need with a stunning view over the Harbour. The location is excellent for the town, beach and for walks around the marshes.
Our second visit to Tides and it won’t be the last. Location is superb for us. Quieter for the grandparents and plenty of harbour action for the kids. The view is awesome, the large window looking out gives it that edge over anywhere else we have stayed. Beds are comfy. Kitchen has all you need. Love it.

An amazing week spent at Tides. All the home comforts we needed with the added advantage of that beautiful view. Many hours were spent gazing out the window watching the tides coming in and out and all the activity of the boats and the birds. Walking around the town was lovely. A magical week.
The kitchen, lounge and dining areas were perfect but the main attraction was the large floor to ceiling front window where we sat and watched the birds, boats, changing tides and magnificent sunsets, so peaceful! A perfect family holiday in a superb location, just lovely!
We enjoyed a wonderful stay at Tides. The constantly changing vista is quite magical and the location is perfect for enjoying all that Wells and North Norfolk has to offer. The highlight for us was a day out to Sandringham to see the church and then on to Houghton Hall, which is a truly wonderful experience.
Lovely house, we’ll equipped, beautifully furnished and immaculately clean. Like all the other guests we loved the view over the river and marsh. The quiet location but proximity to town were great.
