Tolly House is more than a holiday let, it is also a family holiday home and is equipped to ensure that each stay is a relaxing luxury holiday whether with friends or family.
The house sleeps 8 in 4 bedrooms, 2 double bedrooms and 2 twin bedrooms. There are 2 bathrooms (one en-suite) and a separate cloak room on the ground floor.
The property has 4 plasma TV’s all with Freeview, a cupboard full of DVDs for adults and children, a selection of books for everyone, Jenga and board games and a log burner fire! Free Wi-Fi is available to guests.
Tolly House was built in 2007 by the Earl of Leicester whose family have lived at nearby Holkham Hall since the 1750s.
Ground floor:
Under floor heating, entrance hall leading to living room with wood-burning stove, 37" plasma TV with DVD/Video player and French doors to garden.
Well-equipped kitchen/diner with conductor hob, microwave, dishwasher, freezer, 8 seater oak table, leather chairs and French doors leading to the garden. Separate utility/WC with washing machine/dryer.
First floor:
Relaxing olive and cream large double bedroom, queen sized bed and plenty of room for a travel cot. Plasma TV, en-suite bathroom with over-bath shower. Pretty blue twin-bedded room. Separate bathroom with over-bath shower.
Second floor:
Coffee and cream double bedroom with queen size bed, round porthole window, plasma TV. Twin candy stripe bedroom and plasma TV.
Garden:
Fully enclosed lawned garden with garden furniture. Parking for 2 cars at the rear.
Duvets with linen and towels provided
Free Wi-Fi available to guests.
If you are travelling with little ones, a microwave steriliser, travel cot, high chair, booster chair and large selection of baby and toddler toys are available. There's even a 3-wheeler buggy you can use for trips to the beach!
Just a 5 minute walk to shops, the Quay and 2 fantastic gastro pubs (The Crown and The Globe). Tolly House makes a wonderful base for visiting the North Norfolk Coastline.

Deposits, Cancellations and Transfers
A deposit of 25% of the booking fee is payable at the time of the booking, the balance being due six weeks before the arrival date.
When a booking is cancelled, the percentage of the booking fee charged as a cancellation fee (i.e. not refunded) will depend upon the amount of time still to elapse before the arrival date as per the following table:
0-2 weeks 100% of booking fee
2-4 weeks 90% of booking fee
4-6 weeks 80% of booking fee
6-8 weeks 70% of booking fee
8-10 weeks 60% of booking fee
10-13 weeks 50% of booking fee
13-16 weeks 80% of deposit
16-20 weeks 60% of deposit
20 weeks and over 40% of deposit
a) In the case of transfers, there is no penalty provided the new booking fee is the same or exceeds the price of the old one and 6 weeks notice before the start of the holiday, is given.
b) If the new booking fee is less than the old one then the difference is treated as a cancellation as per the above table.
Care of the Property
The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in clean and tidy condition at the end of the rental period as at the beginning.
Breakages, Damage or Loss of Apartment Keys
The Client is legally bound to reimburse Mr & Mrs Sigaloff for replacement, repair or extra cleaning costs on demand.
