Sitting/Dining Room: Light and airy room with glazed doors opening out to the garden. Decorated in a contemporary style with two sofas and an armchair, bookshelves with books and games, Smart TV. There is a wooden dining table with two chairs and a long bench seat.

Bedroom 1: Beautifully presented room with all new Cotswold Company furniture including a king-size bed, bedside tables and lamps, chest of drawers, a wooden clothes rail and a wall-mounted Smart TV. There's an en-suite: with WC and hand basin.

Outside

There are two private allocated parking spaces in the shingled drive outside the house with plenty of space to park and turn. A paved walkway leads through pebbled beds planted with grasses, low shrubs and a lovely flowering cherry tree to the entrance porch, with only a small step for access.

The rear garden is fully enclosed with a high wooden fence, making it secure for small children. The attractive private south east facing garden is fully paved with limestone tiles with shrub borders and has a garden table and chairs, a charcoal barbecue (please clean after use) and further garden chairs.

Truncheon's Reach is quietly located in Fryers Close, set back from the road, only a few minutes walk from the picturesque quay and a short stroll from the great selection of shops and places to eat in Wells. The beautiful sandy beach is easily reached on foot, or via a vintage bus, with the splendour of Holkham Hall and beach only 5 minutes drive away.
